Bookings may be made through our website or through any other booking channel that we make available.

To make a booking, you must be at least 18 years old and have legal capacity to enter into a contract.

The person making the booking confirms that:

  • the information provided during the booking process is accurate;
  • they are authorised to make the booking;
  • they accept these Terms & Conditions on behalf of everyone included in the booking;
  • the accommodation will be used for private holiday or leisure purposes;
  • the number of guests will not exceed the maximum occupancy;

A booking becomes confirmed once we have received the required payment and issued a booking confirmation.

Your booking confirmation will contain the key details of your stay, including your dates, number of guests, price and any applicable additional charges.

Please check your booking confirmation carefully and contact us as soon as possible if any information is incorrect.

  1. Prices and Payment

Booking Fee and Deposit

The total price payable for your stay (the “Booking Fee”) will be clearly displayed during the booking process before you confirm your reservation.

A 25% deposit of the total Booking Fee is payable at the time of booking.

Where a booking is made within 4 weeks of the scheduled arrival date, the full Booking Fee (100%) is payable immediately at the time of booking.

Balance Payment

For bookings made more than 4 weeks before the arrival date, the remaining 75% of the Booking Fee is payable no later than 4 weeks before your arrival date (the “Balance Due Date”).

We will send you a reminder approximately 7 days before the Balance Due Date.

Unless you have made alternative payment arrangements with us, the outstanding balance may be automatically charged to the payment method used when the deposit was paid.

Once the balance has been successfully paid, the full Booking Fee will have been received.

Failure to Pay the Balance

You are responsible for ensuring that the balance is paid by the Balance Due Date and that the payment method provided remains valid and has sufficient funds available.

If we are unable to collect the balance payment when it falls due, we will attempt to contact you using the contact details provided at the time of booking.

If the outstanding balance has not been paid, or alternative arrangements have not been agreed with us, within 72 hours of the Balance Due Date, we reserve the right to cancel the booking.

If we cancel the booking due to non-payment of the balance, the 25% deposit will be forfeited and non-refundable

Bookings Made Within 4 Weeks

Where a booking is made less than 4 weeks before the scheduled arrival date, the full Booking Fee is payable at the time the booking is made.

Payment Processing

Payments are processed securely through our third-party payment service provider. We do not directly store your full payment card details.

By making a booking, you authorise the applicable payment provider to process payments in accordance with these Terms & Conditions and the payment arrangements presented during the booking process.

Currency and Taxes

All Booking Fees are displayed in Euro (€).

Where applicable, any VAT or other taxes that we are legally required to charge will be included in the Booking Fee or otherwise clearly identified during the booking process.

We reserve the right to correct obvious pricing or listing errors. If an obvious error has resulted in an incorrect price being displayed, we will contact you and give you the option of proceeding at the correct price or cancelling the booking for a refund of amounts paid.

  1. Changes to Your Booking

Requests to change your booking, including changes to dates, guest numbers or other booking details, are subject to availability.

We will make reasonable efforts to accommodate requests but cannot guarantee that changes will be possible.

Where a change is agreed, any difference in price will be payable by you.

A booking may not be transferred to another person without our prior agreement.

Any change to the number of guests must be agreed with us in advance.

In particular, children may not be added to a booking without our prior agreement.

  1. Cancellation or Changes by Us

We will make reasonable efforts to provide the accommodation as booked.

In exceptional circumstances, it may be necessary for us to cancel or materially change a confirmed booking. This could include circumstances such as serious damage to the property, safety concerns, essential works or circumstances outside our reasonable control.

If we need to cancel your booking before your arrival, we will notify you as soon as reasonably possible and, where appropriate, offer:

  • alternative dates;
  • suitable alternative accommodation, where available; or
  • a refund of amounts paid for the affected booking.

If we make a significant change to your booking and you do not wish to accept the change, we will discuss the available options with you.

  1. Check-In and Check-Out

Check-in is from 4pm on your arrival date.

Check-out is by 10pm on your departure date.

Guests must not arrive before the stated check-in time unless this has been agreed with us in advance.

Guests must leave the cabin by the stated check-out time unless a later departure has been agreed.

Unauthorised late check-out may result in an additional charge where it affects cleaning, maintenance or the arrival of another guest.

Access instructions, keys or access codes will be provided before your stay.

You are responsible for keeping any keys or access codes secure and must not share them with anyone who is not part of your booking.

  1. Maximum Occupancy

The maximum occupancy of the cabin is 2 guests.

Only the number of guests included in your booking may stay overnight.

Additional overnight guests are not permitted without our prior written agreement.

We reserve the right to refuse access to additional guests who have not been disclosed and agreed in advance.

  1. Children

The cabin is intended primarily for adult guests.

Children are not permitted to stay at the cabin unless this has been specifically agreed with us in writing before the booking is made.

This is because the property is situated in a natural environment and includes features such as a river, uneven ground, outdoor areas, a sauna, fire pit and wood-burning stove.

Where children have been specifically approved to stay, they must be appropriately supervised by a responsible adult at all times.

Children must never enter the river.

Parents and guardians remain responsible for supervising children throughout the stay.

We reserve the right to refuse a booking where children have not been disclosed and agreed in advance.

  1. Visitors, Parties and Events

Only guests included in the booking may stay overnight at the cabin.

Day visitors are permitted and must be agreed with us in advance.

Parties, events, celebrations, gatherings or functions involving people who are not included in the booking are not permitted without our prior written agreement.

The cabin must not be used for commercial activities, photo shoots, filming, events or other activities outside ordinary private holiday use without our prior written permission.

Guests must behave respectfully and must not create excessive noise or disturbance to neighbours or the surrounding area.

  1. Pets

Pets are permitted at the cabin subject to our prior approval.

The number and type of pets staying at the cabin must be disclosed when making the booking.

Guests bringing pets agree to:

  • keep pets under control at all times;
  • prevent pets from causing a nuisance to neighbours or other guests;
  • clean up after pets both inside and outside the cabin;
  • not allow pets onto beds or furniture unless specifically agreed;
  • not leave pets unattended in the cabin unless expressly agreed with us;
  • ensure pets do not damage furniture, fittings, landscaping or other property; and
  • comply with any additional pet instructions provided by us.

Guests are responsible for any damage, excessive cleaning or other costs caused by their pet.

We reserve the right to refuse individual pets where reasonably necessary.

  1. Smoking and Vaping

Smoking and vaping are not permitted inside the cabin.

This includes cigarettes, cigars, e-cigarettes, vapes and similar products.

Guests must dispose of cigarette ends safely and must not smoke in areas where doing so could create a fire risk.

Smoking is not permitted near the wood burner, fire pit, BBQ or other fire-related facilities in a manner that creates a safety risk.

  1. Sauna

Where use of the sauna is included with your stay, guests must follow all instructions displayed at the property and any instructions provided by us.

The sauna must be used responsibly and in accordance with the safety instructions provided.

Guests should not use the sauna if they have been advised by a medical professional that sauna use is unsuitable for them.

Guests should not consume excessive alcohol before or during sauna use.

Children may only use the sauna where they have been specifically permitted to stay and are appropriately supervised by a responsible adult.

Guests must not misuse, alter or interfere with the sauna equipment.

  1. Fire Pit and Wood Burner

The cabin may include a fire pit and wood-burning stove.

These facilities must only be used in accordance with the instructions provided at the property.

Guests must:

  • never leave a fire unattended;
  • ensure fires are properly extinguished after use;
  • keep combustible materials away from flames;
  • follow all fire safety instructions;
  • use only fuel provided or expressly permitted by us;
  • not move fire-related equipment from its designated location; and
  • comply with any temporary restrictions we introduce due to weather or fire risk.

Fire pits and wood burners and associated surfaces can become extremely hot and may remain hot after use. Guests are responsible for exercising appropriate caution.

We reserve the right to prohibit use of outdoor fires where weather conditions or other circumstances make their use unsafe.

  1. River and Water Safety

There is a river located on or adjoining the property.

We strongly advise all guests not to enter the river.

Although the river is shallow, it contains natural hazards, including rocks, uneven surfaces, slippery areas, submerged objects and trip hazards. The fact that the river is shallow does not mean that it is safe to enter. Guests should remain on designated paths and areas and take particular care around the riverbank.

Entering, walking or otherwise entering the river is contrary to our express advice and is not an activity that we encourage, recommend, supervise or provide as part of your stay.

Children are strictly prohibited from entering the river.

If a guest chooses to enter the river despite our express advice, they are doing so contrary to our instructions and at their own decision and risk.

We accept no responsibility for injury, loss or damage arising from a guest entering the river.

  1. Private Parking

Private parking is available for guests at or near the cabin.

Guests must park only in designated areas and must not obstruct access roads, neighbouring properties or emergency access.

Vehicles and their contents are left at the owner’s risk.

We are not responsible for loss of or damage to vehicles or their contents except where we are legally responsible for such loss or damage.

  1. Care of the Cabin

Guests agree to treat the cabin, its contents and the surrounding property with reasonable care.

Guests must:

  • keep the cabin reasonably clean and tidy;
  • use furniture, appliances and equipment only for their intended purpose;
  • follow instructions for appliances and facilities;
  • report damage, breakages, leaks or safety issues to us as soon as reasonably possible;
  • take reasonable steps to prevent damage; and
  • leave the cabin in a reasonable condition at the end of the stay.

Normal wear and tear is not considered damage.

  1. Cleaning

A standard cleaning fee is included in the booking price where applicable.

This fee covers the normal cleaning required between stays.

Guests are expected to leave the cabin in a reasonable condition, taking account of ordinary use during their stay.

The standard cleaning fee does not cover excessive cleaning resulting from unreasonable use of the cabin.

If, following your departure, we determine that additional cleaning is required beyond what would reasonably be expected following normal use, we reserve the right to charge an additional cleaning fee.

The amount of any additional cleaning fee will be determined following inspection of the cabin and will reflect the reasonable additional cleaning required.

Where an additional cleaning charge is applied, we will provide details of the reason for the charge and the amount requested.

  1. Damage and Breakages

Guests are responsible for damage, breakages, loss or destruction of the cabin, its contents, fixtures, fittings, equipment or surrounding property caused by them or any member of their party, other than reasonable wear and tear.

This includes damage caused by pets or unauthorised visitors.

Where damage occurs, we will assess the reasonable cost of repair, replacement or restoration and may seek payment from the person who made the booking.

We will provide reasonable details of the damage and associated costs where a charge is made.

We will not charge for reasonable wear and tear or damage for which you are not responsible.

Where practicable, we will arrange for the item to be returned. Any postage, courier or handling costs may be payable by you.

  1. Utilities and Facilities

We will make reasonable efforts to ensure that electricity, water, heating and other advertised facilities are available during your stay.

From time to time, facilities or utilities may be temporarily unavailable due to maintenance, technical problems, weather conditions, utility provider failures or circumstances outside our reasonable control.

If a problem occurs, please notify us as soon as possible so that we have a reasonable opportunity to investigate and resolve it.

We cannot guarantee uninterrupted availability of every facility at all times.
